Our Programs
Flexible ownership and lending solutions designed to meet you where you are—whether you're renting, preparing for a mortgage, or investing in property.
Rental Buy-Out Program
What Is the Rental Buy-Out Program?
The Rental Buy-Out Program is designed for renters who want to purchase the home they are already living in—whether it's owned by a private landlord or a property management company.
Instead of relocating or restarting the home search, qualified renters can work with Heather Properties to transition from tenant to homeowner with minimal disruption. Heather Properties purchases the home and creates a tailored ownership pathway for the tenant, which may include rent-to-own, contract-for-deed, or short-term mortgage preparation.
How It Works
- 1. Tenant Interest: The renter expresses interest in purchasing their current home.
- 2. Seller Engagement: Heather Properties contacts the existing owner and negotiates a fair, market-based purchase.
- 3. Structured Transition: Once acquired, we establish a clear path to ownership (rent-to-own, contract for deed, or short-term holding while preparing for a mortgage).
- 4. Remain in Place: The renter stays in the home throughout the process, often gaining improved stability, clearer rights, and a defined timeline to ownership.
Who Qualifies
The program is intended for well-qualified, motivated tenants who may face barriers such as:
- Non-traditional or self-employed income
- Limited or recovering credit history
- Tight timelines to secure conventional financing
Applicants must demonstrate: consistent income, strong rental payment history, willingness to collaborate on a structured financial plan.
Rent-to-Own Pathway
Lock In Your Price, Buy Later
The Rent-to-Own Pathway guides customers from introduction to homeownership on a clear, supportive timeline. You find the house on the open market, and we create a structured path to ownership.
Initial Preparation
Can begin quickly—sometimes in as little as 2 weeks, though most customers take several months to prepare financially.
Lease & Equity Phase
Customers lease the home for up to 5 years, living in the property while building equity and strengthening mortgage readiness.
Purchase Phase
When ready, the final purchase is typically completed in under 2 months.
Key Characteristics
- Fixed purchase price from day one
- Market appreciation benefits the buyer
- Mortgage-like monthly payment structure
- Equity or option credits earned over time
- Defined rent adjustments disclosed upfront
- Annual Certificate of Rent Paid (CRP) issued in Minnesota
Why It's Different
Many rent-to-own programs increase the purchase price every year or rely on opaque fees. Heather Properties fixes pricing upfront and designs the program to transition into a traditional mortgage, not trap customers in permanent leasing.
Contract for Deed (CFD)
Operate as an Owner Immediately
A Contract for Deed is a direct purchase arrangement where the buyer operates as an owner immediately, making principal and interest payments to Heather Properties instead of a traditional lender.
When It Fits Best
- Buyers ready to assume owner-level responsibility now
- Experienced buyers or special circumstances
- Situations where first-time buyer programs are not needed
- Short-term ownership structures with a defined refinance plan
Key Characteristics
- Buyer is under purchase contract immediately
- Fixed purchase price
- Principal + interest payment structure
- Title transfers once the contract is fulfilled
- Higher responsibility and risk profile than Rent-to-Own
- Often incompatible with down-payment assistance programs
Lending & More
Targeted lending and investment solutions to support faster progress and long-term stability.
Credit Repair & Bridge Loans
Short-term loans designed to resolve issues preventing mortgage qualification
Common uses include:
- Paying off collections or charge-offs
- Resolving delinquent accounts
- Improving debt-to-income ratios
- Positioning for better mortgage rates
These loans are structured to support a near-term transition into conventional financing whenever possible, helping you overcome temporary obstacles to homeownership.
Contract-for-Deed Recovery
Temporary ownership structures for buyers who need time before refinancing
Typical scenarios:
- Existing CFDs running out of time
- Unique income or documentation challenges
- Property or timing constraints incompatible with underwriting
Intentionally short-term arrangements designed to help you successfully transition to traditional financing rather than remaining in alternative financing indefinitely.
Multi-Family & Investment Properties
Support for investors seeking residential or small multi-family properties
We support:
- Owner-occupants transitioning into investment ownership
- Small multi-family acquisitions (2-4 units)
- Creative financing aligned with cash flow
